Vacation Rental Policies 

• CHECK-IN TIME – Check in time is 4 PM. We strongly recommend that you arrive before sundown, if possible, to avoid looking for your rental home in the dark.  KEYS and GATE REMOTES will be provided at check-in.
• CHECK-OUT TIME – Check out time is 10 AM. Please observe this rule, as our housekeeping staff needs time to prepare for our next guests. Upon leaving, please secure all windows and doors, leave all towels, etc .. in the home and leave the beds unmade and drop your keys and gate remotes back at the office in our drop box upon departure. If your home requires extra cleaning because you left it in poor condition, you will be charged an additional cleaning fee.
• TRIP INTERRUPTION INSURANCE – You may choose to purchase travel insurance separately. An option is www.InsureMyTrip.com for details and to purchase. The policy covers standard trip interruption due to medical emergencies and mandatory evacuation days due to weather. Wildflower Cabin Rentals will not refund in the event of evacuation for severe weather.
• MAINTENANCE – All equipment in the cabins should be in working order. Please report any inoperative equipment to our office. Every reasonable effort will be made to promptly repair the same. No refunds will be made for inoperative air conditioners, appliances or for mechanical failure, or delays in utilities.
• KEYS – If all keys are not returned, the renter will be charged $5 per key and $40 per remote or it will be deducted from your security deposit for replacement.
• RESERVATION FEE – A one-time nonrefundable fee of $20 is charged at time of reservation.
• TAXES – Tax rates are calculated as of the time of this agreement. Tenant shall be responsible for payment of all applicable taxes according to rates in effect at the time of occupancy.

• LAST MINUTE RESERVATIONS – Renters who reserve homes less than three weeks before arrival must pay in full at the time of reservation.
• CANCELLATIONS – A full refund will be made for any canceled reservations made prior to 14 days of the arrival date. Any cancellations made after the 14 days of the arrival date, no refund will be made unless the property is re-rented to someone else. In the event of a cancellation of a confirmed rental for any reason, Wildflower Cabin Rentals must be notified immediately and will make every reasonable effort to re-rent the property.
• REFUNDS – If the property is re-rented for the original rental agreement amount, tenant will receive a refund of the advance rental payment less $50 cancellation fee. If re-rented for less than the original rate, tenant will receive the balance of the advance rental payment less $50 cancellation fee, plus an amount necessary to make full payment. All refunds will be made within 30 days of receipt of the re-rented advance rental payment. If the property is not re-rented, no refund will be paid.
• PRIVACY – Wildflower Cabin Rentals, value you as a customer, and respects your privacy. We collect customer information for the purpose of helping you find and schedule the perfect rental for your vacation in the mountains. We safeguard and protect the information we receive from you. Rest assured, any personal information you provide is limited to internal use only. Wildflower Cabin Rentals will not lend, lease, rent or sell this information to a third party or outside company.
• NO SMOKING – All units are designated as “No Smoking” in the premises. Violations of these policies are grounds for immediate eviction without refund, pursuant to Sec.42A-23et-seq. of the Vacation Rental Act. Renters will be charged $100 and they will be responsible for any costs associated with damage or cleaning needed as a result of smoking in the premises. Smoking is allowed on outside decks but PLEASE use the ashtrays provided and don’t flip your butts out on the ground. If butts are found after your departure a clean up fee will be charged.
• OCCUPANCY – NC law requires the total occupancy in units served by septic systems not to exceed two persons per bedroom. Max number allowed in each unit is indicated in the property description. Overcrowding or misrepresentation are grounds for immediate eviction without refund, pursuant to Sec.42A-23et-seq of the Vacation Rental Act. NO HOUSE PARTIES–Occupancy of the premises must not disturb the neighbors. Wildflower Cabin Rentals can terminate this contract and ask renters to leave immediately without refund.
• TELEPHONE USAGE – Cell phone signal is available within the community. Our cabin rentals have telephone service for local calls only. Please use a phone calling card for long distance calls. A $25 service charge will be deducted from your security deposit in addition to any outstanding phone charges created during your stay. This is in accordance with NC Vacation Rental Act.
• SATELLITE/CABLE TV – All of our rental units have satellite television with a Premium Channel Package which includes Movie Channels and Sports Channels. If you want to rent a movie off Direct TV please contact the property manager and we will set this up for you.
• ITEMS LEFT BEHIND – Wildflower Cabin Rentals is NOT responsible for any personal items left behind by renters. A $10.00 service fee plus the cost of shipping will be charged to renters for returning their personal property.
• ITEMS FURNISHED – Homes are furnished for normal housekeeping with dishes, cookware, flatware, glasses, and basic appliances. We are also pleased to provide bed linens and towels for all of our rentals. There will be a limited amount of paper products and soaps.
• ITEMS NOT FURNISHED – All renters must bring their own food and personal items.
• RECREATIONAL VEHICLES – All of our rental units are in a restricted subdivision where the use of recreational, camping, and ATV vehicles are prohibited.
PLEASE RESPECT YOUR NEIGHBORS

• HOT TUB USE – We are proud to be able to provide a clean hot tub at each of our cabins for your enjoyment. The water should remain crystal clear during your stay. We service and add chemicals to them every other day on a regular basis, which should be all that is needed. If water becomes cloudy or murky “DUE TO OVER USE” – DO NOT CONTINUE TO USE. Please call the number below for immediate attention. The tub and filter will need to be drained and cleaned. Please do not let your children live in the Hot Tub. J Please make sure they are clean before entering. Over use can cause skin fungus rashes due to unclean water. We are not responsible for any medical needs as a result of this. We provide the hot tubs for your relaxation.
• TRASH – Household trash must be removed and can be dropped in the green dumpster located in Cabin Cove. If you have recyclables, you are welcome to drop them by the main office.
• ALCOHOLIC BEVERAGES – Beer and wine can be purchased at most local grocery stores and convenience stores within the city limits. The ABC store is located in the Bi-Lo shopping center on the Highlands Road. Please no underage drinking on the premise.

• FIRE PIT – We provide an outside, in ground fire pit located between cabins 1, 2 & 3. Wood is provided and it is for everyone to enjoy. Parents must attend and supervise their children. We also provide a metal fire pit at Cabin 7 located on the open deck. Additional wood can be provided for a small fee. We are not responsible for any injuries. Please supervise!
